MSMU contracted with Brascia Builders to repurpose an existing historical structure for office and administrative use. The project entailed a complex structural/seismic retrofit as well as an interior renovation, complete with ADA accessible restrooms. BBI utilized our own forces to perform the excavation in the existing crawl space to make ready for the shotcrete application called out to reinforce the existing URM footings. The structural scope included adding new wood shear walls throughout and the reinforcement of a 50' chimney using a combination of steel and concrete that preserved the original architectural value of the property. In addition to the structural upgrades, the building received a new HVAC system, title 24 compliant lighting, and reproduction doors and moldings to preserve the design integrity of the 100+ year-old building.
